—The client’s basement required a fully functional and modern washroom to meet the requirements of a legal secondary suite. We designed and built a sleek 3-piece bathroom featuring a corner shower enclosure, a contemporary vanity, and durable, light-toned tile for both the flooring and a subtle baseboard. This provided a stylish yet practical solution for everyday use in a compact space.
As with all basement suite projects, careful planning was essential. We mapped out plumbing, ventilation, and space optimization to ensure the washroom was both code-compliant and comfortable. By balancing modern design with essential functionality, we delivered a washroom that enhances the suite’s livability and overall property value.
Challenge & Solution
The main challenge was integrating a new bathroom into a limited basement footprint while ensuring it met legal requirements and felt open despite its size. We opted for a space-saving corner shower enclosure with clear glass to maintain an open feel. Modern, efficient fixtures and proper ventilation were installed to prevent moisture buildup and ensure longevity. The light-colored floor tiles further contribute to the perception of a larger space.

Our Process
The best way is to develop and follow a plan. Start with your goals in mind and then work backwards to develop the plan. What steps are required to get you to the goals? Make the plan as detailed as possible. Try to visualize and then plan for every possible setback. Commit the plan to paper and then keep it with you at all times. Review it regularly and ensure that every step takes you closer to your vision and goals. If the plan doesn’t support the vision then change it!

Result Driven
The completed washroom is sleek, durable, and fully code-compliant. With a modern design, efficient layout, and quality finishes, it adds both comfort and value to the legal basement suite—making it ready for long-term use or rental purposes.
